Coming Soon Steps for Listing Your Home
PLEASE READ THE STRICT MLS RULES FOR COMING SOON LISTINGS TO AVOID VERY HEFTY MLS FINES
- A minimum of 1 photo is required.
- Listings in "Coming Soon" Status may NOT be shown.
- Only the Realtor's sign is allowed on the property.
- If Seller decides they want to show the property, the Listing MUST be changed to ACTIVE PRIOR to the showing. (Keep in mind our office hours to plan this).
- Days on the market do NOT accrue while a listing is under the "Coming Soon" Listing Status.
- If the listing is not ready to go live upon the expiration of the Coming Soon period, consider using the Temp Withdrawn Listing Status.
- Listings under "Coming Soon" status must have a List Price.
- Your home can be in "Coming Soon" status for a max of 20 days (going live on day 21 or sooner) for ALL MLS's except CAAR which is 14 days. (REIN MLS does NOT offer Coming Soon).
- Because a Listing under the Coming Soon status will have an MLS number, the listing agent will be able to add virtual tours, marketing materials and listing documents ahead of time.
- No Listing, including a listing that was once under the Coming Soon status, can revert back to the Coming Soon Status.
- Listing Agent may not relist a property as a Coming Soon listing unless the property has been off market for 90 days or more.
- Failure to abide by the above rules means you will pay up to a $5,000 fine. Yep. 5K. The MLS considers this a way to make it fair for all agents to have access to a potential sale.
- Coming Soon is not included in IDX or Data feeds to Zillow, Trulia, Etc.
A Coming Soon Addendum will need to be filled out.
Each MLS has their own rules on Coming Soon Listings:
If you need a Coming Soon Photo - you can use this one until you get your photos. (just open it and right click on it to save to your computer)

If you haven't already paid for your "Coming Soon" Listing
Add to Cart "Coming Soon - Rider for Yard Sign".
If you want a post sign in the yard while in coming soon status, then you must have a "coming soon" rider on the sign. You cannot have a sign in your yard without it or you will be fined by the MLS.
CVR and CAAR MLS - Coming Soon listings in CVR do not flow to public sites. Agents will forward the listing to prospective buyers to see if they would be interested in seeing the property on the full activation date. Often sellers in Coming Soon status do not want people driving by until they’ve completed their exterior finishing touches, etc. This way only agents have access to your listing, and this gives them time to reach out to their clients to arrange appointments as soon as the listing becomes available.
READ THIS Since so many clients get this wrong when filling out the MLS Paperwork:
If you are doing a COMING SOON Listing – (Step 5 - MLS Listing Agreement) Date is the Date the Listing is Activated in Coming Soon Status.
On the Coming Soon Addendum - you will put the Date the Listing will go Fully Active for showings.
