Remember, You always have the ability to set your own commission - however - ALWAYS see what your competition is offering.  Remember this is an agents livelihood.  They will show homes offering 3% before they show a home offering less. Rental commission is between 25% to 50% of the first month's rent.

Buyers want pictures - the more pictures tthe better.  
If Buyers don't see all your roooms, they assume you have something to hide and there is something wrong.
If your package doesn't include the max # of pictures - you can purchase the "Showcase" a-la-carte.  
You can even offer Virtual Home Showings, Virtual Tours or Virtual Open Houses.  Don't forget to read our Tips for Virtual Open Houses.

The basic package comes with 10 pictures except for the Eastern Shore MLS which is 6 pictures.
All other packages include the max # of pictures

 

Business Days are Monday - Friday from 9-5 pm.  We are closed on the weekends and holidays.
If you want to be up by FRIDAY - we need your listing Wednesday morning.
If you need your listing up the same day - then you will need to pay a Rush Fee - otherwise all we can tell you is that your flat fee listing will be up within 1-2 business days from the time we receive your MLS paperwork.

Disclaimer: The MLS will auto feed to these websites - however these are auto-feeds from the MLS!  We have no control over these sites or the feeds.  If some info feeds incorrectly - you have to contact the site directly to correct. ZILLOW ONLY LOADS FOR SALE LISTING - ZILLOW DOES NOT LOAD RENTALS TO THEIR SITE FROM THE MLS ANYMORE.  Landlord can manually enter it or you can pay us a small fee to do it for you.

Websites feed from the MLS on their own schedules.  They download data from many different Realtor MLS systems (some weekly, some daily).  The number of websites are always changing and we have zero control.  This is strictly controlled by the MLS.  Each of these sites also dictate what criteria they load from the MLS Listing.  The MLS also controls how much info they will load to various sites.  We have no control over any of this. There are NO Guarantees as to how many of these sites you will show up on and there are no refunds if you do not show up on any of them.  If your MLS listing is correct but a website is wrong - then it is an issue with that website - YOU need to contact the website - we do not reach out to websites.

When agents or people talk about listing on the Local Virginia MLS, listing on the "local MLS" is what they mean. There is only one MLS in your area that agents use. There are over 800 MLS's in America, but you want to be in the one in your local area.

Once on the Virginia MLS, your home will download to popular websites like Realtor.com for everyone on the internet to see your home. It takes approximately 3-4 hours for an Realtor to list you in the VA MLS. Why pay an agent up to 3% of your hard earned equity to list your home for sale?
