NAR SETTLEMENT that went into affect on 8/14/2024 has changed the way Virginia Realtors Selling Homes and the MLS do business.

Compensation fields (Formerly Commission) and addendums have been removed from the MLS and MLS fed websites and ShowingTime per the NAR Lawsuit.
They are stressing the point that “Compensation to the buyer agent is negotiable” but it always has been.

Buyer Agents will now have to reach out direct to the seller to find out how much commission you are offering.

So what does this mean to you the seller?
It means that now a Buyer has to sign a Buyer Agent agreement before the agent can do anything.
Compensation to the buyer agent has to be worked out now between Seller and Buyer Agent.

So, if the buyer agrees to pay the buyer agent 3% to find them a home, the agent now has to call you, the seller, to find out how much you are paying a buyer agent to bring you a buyer. If you say 2%, then that means the buyer will have to pay the additional 1% out of their pocket. They already have a ton of fees and are paying top dollar for a home. They will, more than likely, tell the agent to move on to another home. It also means you will need to answer your phones and get back to agents quickly or they will move on.
