How Do I Get My Virginia Home Buyer Rebate?
It is simple:
- Let us set up an automated email that matches your Virginia Home Search criteria.
- Open Houses are your best option. If you find a home you like, let us know asap as most homes go quickly - even in this market.
- Builder homes are another great option. Call us first so we can register you or when you go there, immediately tell them you have an agent and can they talk to you without the agent there. They are NOT going to turn you away.
- If you see a home that you like that is not doing an open house, then do a drive by and make sure you like the area, the street and the neighborhood. Then if you still like it and you like all the pictures, then contact us to hears your options for seeing the home. Remember you want to minimize the time you spend with us as that reduces the amount of the commission you get from us.
- Once you find the home you want to buy, we will draw up the offer for you, have you sign electronically and then we will submit it to the listing agent.
- Before you start this process you need to reach out to a lender and get a pre-qual letter because that must be submitted with your offer. We cannot submit an offer without it. You don't want to lose out on an opportunity waiting on a lender to get you a pre-qual. If you are paying cash, then you will need to send us proof of funds.
- Once the offer is accepted, on closing day you will see the rebate on your closing disclosure.
- If it is a new home you are purchasing, then the rebate will be paid outside of closing after our broker receives the commission and deposits it. That is all there is to it.
