The Virginia Flat Fee MLS Listing Process is a 6-step process

Please DO NOT RUSH through this - so you get it right the first time.

This process is what saves you the 3% commission and will take 2-3 hours.

PRINT OUT THESE STEPS TO FOLLOW ALONG.  

Step 1:
You picked your package and ordered it.

Step 2:
Log into Your Account (top right of GoToFSBO.com Website) with your e-mail and password  (Example)
Then click on the word "LOGIN" 
* to set up your Property Details (Step 2) Page
 
Step 3:
* to load up your Photos and arrange them in the correct order by dragging and dropping -- PLEASE READ - How to Submit Photos before doing so.  
After you upload the pictures in your account - hit "DONE" .  Then on the next page - you can pick the photos you want for your flyer.

Step 4:  STEP 4 AND STEP 5 MUST BE DONE ON THE SAME DAY Video Tutorial 
Go back to the "My Account" Tab in your MLS Account and click on the “MLS Listing Paperwork” tab
(Be sure to pick the right MLS paperwork and the right type of property paperwork (ie: residential, land, duplex, townhome)
* Fill in the MLS Packet on the computer (READ the instructions on the cover sheet of packet) and upload into Step 5.,
* ALL RED Boxes on the paperwork MUST be filled in as they are REQUIRED Fields.  Incomplete paperwork will be returned to you - thus delaying activation.
* Be sure to Sign and Date All per the Instruction Cover Sheet.

Step 5:    STEP 4 AND STEP 5 MUST BE DONE ON THE SAME DAY
Go Back to the "My Account" Tab and click on “MLS Listing Data Input Sheets” 
Complete all the pages and towards the end – there will be a field to upload Step 4’s “MLS Listing Agreement Paperwork” 
Proof all before hitting "Submit" - you will not be able to edit after hitting submit.  It will then come to us to be entered in the MLS.

Step 6:   
Set up for the Pick-Up or Mail or Delivery of Signs and/or Lockbox (if you ordered them) 
Click Here to Fill out the form or in your account: Sign and Lockbox Deliver / Mail Request
Sign Panel and Lockboxes will be mailed for a small fee from our office within 1-2 business days upon receipt of the Mail / Deliver Request Form. 
We do not ship Post Signs.  Post Signs are delivered and installed and then picked up until done.
 
All changes must be made in your account in property details - NOT via email. 
If you are changing the commission – that needs to be done in the property details and the MLS Change form and Commission Addendum. 
The change form IS NOT needed for price changes.

*  Read the Required FAQs
*  Watch Instructional You Tube Videos on How To Do Stuff In Your Account
*  Print out a copy of your Invoice showing what you have spent with us.

Processing Your Order - Once we have all - we will process your order within 1 business day (2 days max).
If you want your listing up by Friday - please have it to us by WEDNESDAY or you can pay a RUSH FEE to guarantee by Friday.  
Please remember - we need to have EVERYTHING before we can start working on your order.
 
Activating Your MLS - You will receive a proof of your listing.  
Your listing is live at this time so we request you proof it ASAP for any errors we may have made keying in your listing. 
This is NOT a time for changes or additions.  You understand it is your responsibility to proof the listing for accuracy that the listing company sends them.  
Seller will look for any typos and/or omissions that listing company may have made keying in the listing.  
Listing Company will not be held responsible and there are no refunds.  Seller must proof the listing carefully.

Our For Sale By Owner and Flat Fee listing programs will provide you with the same great marketing as any local agent would give you but at huge savings!

The seller signed ALTA/Closing Disclosure (formerly called HUD-1) must be sent to us within 12 hours of closing per the MLS rules.
